This project consisted of 170,000 sf of ground-up retail space on a 55-acre site. The shells for the major tenants were constructed with CMU walls and hybrid panelized roof structures. The pad and shop buildings were wood framed, designed to withstand winds over 100 miles per hour.
Additional work included construction of an eight-acre onsite detention basin, 1,300 sf of 10 foot high retaining walls, relocation of a cell phone tower and use of a temporary onsite nursery for over 100 Joshua trees which were re-planted throughout the site to conform with the new landscaping design. Surrounding city streets, including State Highway 138, were upgraded and widened to improve traffic flow.
Full tenant improvements were completed for Ross Dress for Less, Staples, PetSmart and Famous Footwear, totaling 97,623 sf.
